Seal coating is not just about making your property look better, it also adds protection to your surfaces. Being located along the gulf in Sarasota, FL, we see a lot of sun. The sun can dry out the bricks making the colors look dull and faded. The weather can also bring in heavy rains, which can wash out the sand in between the pavers. By keeping your driveway, walkway, or patio sealed regularly, the area will look pristine and will be better safeguarded from the elements. Pavers are an investment for your property, and your investments should be protected.

It is imperative to use an expert in seal coating. If seal coat is not properly applied, you can end up with a white cloudy look instead of a new clean look on the surfaces. Once the cloudy look is on the surface, it is extremely difficult to fix and get the color corrected. Peeling and flaking can also occur if the surfaces are not prepared or the sealer is not applied correctly. In some instances, the sealer is diluted too much and the sealer is not visible and within a couple of months of completion is no longer protecting the pavers. We only use the highest quality seal coat products and applications. We use both chemical and water-based seal coats depending on the needs of the individual property.
We offer re-sanding services before seal coating, if the project requires it. We use specialty sand, which locks the pavers in place.
Seal Coating Process
Our process is tailored for each individual customer’s project and the surfaces that are being sealed. A commercial shopping center in Sarasota, FL is different than a Residential home in Tampa, FL. We will always pressure wash the surfaces thoroughly, using an anti-fungal and soap cleaning solution to ensure the surface is free of mold, mildew, dirt, etc. Next, we re-sand the pavers (if necessary), ensuring the sand is evenly distributed and spaces between pavers are fully filled. Finally, we apply two coats of a premium seal coat. We use a commercial grade, state of the art, environmentally friendly, water-based premium sealer. This allows for a one day start to finish process. Upon request or if a chemical-based sealer was previously used, this process does take extra time, but it is important to take the necessary time and ensure the project is done properly. This is a two-day process consisting of pressure washing the property the first day and seal coating the property the second day. If the surface is not dry and we are using a chemical sealer, the moisture gets trapped under the sealer which can cause a cloudy and milky appearance or can cause the sealer to peel and flake instead of enhancing the beauty of the bricks. This is a common mistake in the industry with people who are rushing the project or do not have the experience with seal coating.
Our team has over a decade of experience using both water-based sealer and chemical-based sealer. We use the mix recommended by the manufacturers, followed to a T. Other companies may provide a lower proposal price and reduce the costs of your seal coating by diluting the sealers. However, this will only reduce the life of the sealer, ultimately costing more. We use only quality sealers and give quality work to increase the quality of the final product. With the quality focus in mind, we maintain a loyal clientele who are repeat customers and recommend us to their friends, families, and neighbors. We provide seal coating services for the Gulf Coast of Florida including Sarasota, Bradenton, Lakewood Ranch, Riverview, Brandon, St. Petersburg, Tampa, Wesley Chapel, Clearwater, Orlando, Fort Myers, and Naples FL.
